Design and implementation: the complete process

New construction is a process that consists of several phases. We prefer to oversee these phases from start to finish and ensure clarity, structure, and control at every step.

1. Introductory meeting

We will discuss your preferences, budget, style and identity, as well as the possibilities of the plot of land. This non-binding consultation will form the basis of a clear, step-by-step plan. You will receive a phased proposal for our work.

2. Sketch Design

Based on an initial analysis, we translate the client’s wishes into a 3D spatial proposal: a volume study, lighting effects, floor plans and facades, and an architectural direction.

3. Preliminary Design

We are further developing the design and exploring alternatives. We are also coordinating with the municipality and the aesthetics committee, if necessary. Based on key metrics, we will assess the financial feasibility.

4. Final Design

The floor plans, façades, material specifications and technical parameters have been finalised. These form the basis for the environmental permit. At this stage, we also bring in a structural engineer and, if necessary, other specialists.

5. Environment and Planning Permit

We handle the entire submission process: structural design, building code calculations, ventilation, daylighting, fire safety, and all requirements for new construction, and we bring in other specialists as needed.

6. Technical Design & Construction Planning

We prepare detailed drawings and technical specifications, and compile bid documents for contractors. In some cases, contractors may be involved in the project at an earlier stage, in which case the project is carried out using a construction team approach.

7. Construction supervision

During construction, we monitor the quality, detailing, and execution to ensure that the design is realized as intended.

This full-service approach ensures predictability in terms of time, scheduling, and budget. In addition, we assist clients in selecting a contractor and choosing an appropriate contract type.
